Our Full Management Services is just as it sounds; we provide all of the services listed below. We handle every aspect of the property management process, so essentially all you have to do is receive your funds and a monthly detailed statement. You can rest assured your investment is being handled by a trained and experienced staff that is available to you should you ever have any questions or concerns.

Whereas with our Tenant Placement Services*, we provide the first 3 services listed below while you handle the month to month collections, tenant inquiries, maintenance issues, etc. This is a great option for owners who want to handle the rental on a monthly basis but don’t have the resources, processes or experience in screening potential tenants.

MARKET ANALYSIS*:

We supply you with a professional assessment of your property as well as a fair market rent rate for your property.  The old Real Estate mantra is ‘Location, Location, Location!’ and the same is true for rental properties as well. That being said, with our licensed and professional property managers we are able to determine a rent rate for your home based on location, quality of home, function of layout, competition, amenities, etc.

ADVERTISING*:

To advertise your property, we use several online resources that we have at our disposal and are no extra charge to you. We utilize professional craiglist graphic flyers rather than the basic text ads. When your home is found online, whether it be craigslist.com; hotpads.com; rentals.com; or one of the many resources, you can be assured it will be featured with good pictures and accurate information. Optimus Property Solutions will also provide a professional ‘For Rent’ sign that we place at your rental property. In our office we hand out free vacancy sheets to prospective tenants so they can tour our vacant homes. 

TENANT SCREENING*:

We will thoroughly screen all applicants to your property. We screen tenants by pulling a credit, criminal, and eviction report for every adult (18+) who applies. We verify their employment as well as their income. We also interview their last two landlords to verify that this prospective tenant was a good tenant, and left their last rental property in good standing.

RENT COLLECTION:

Once we have an approved applicant, we process all of the paperwork required by Washington State law and even some extra addendums to better protect your investment. *We handle the monthly collection of rent and, using the appropriate measures, follow up with those who are late.  Even the perfect tenants can fall behind and we understand the balance of working with tenants while also ensuring you are compensated for the use of your property.

* Rent collection is included with our Full Management Services. With our Tenant Placement Services, you would collect the rent and handle the month to month inquiries.

MAINTENANCE:

We will answer the tenants' maintenance concerns and arrange for all repair work. We handle all billing of maintenance work to be reflected on your statements as an expense to the property, and ultimately a tax write off. Our tenants have access to a 24-hour emergency number if a problem should arise in the middle of the night. This adds security to the tenant, as well as you the investor, that we are taking care of your property 24 hours a day 7 days a week. That is comforting all by itself.

We have a fully licensed, bonded, and insured Handyman/Maintenance division, All Points Handyman Services that oversees all of our work with your Property Manager. Though they also service the General Public, as a client of Optimus Property Solutions you are granted a discount on all labor and materials. Anything we do not handle in-house (i.e. appliance repair, heating/cooling, electrical, etc.), we have teamed up with local sub-contractors to provide you the best prices possible!

INSPECTIONS:

Prior to any tenant moving  in, we do a thorough inspection of the property as does the tenant. This way we have on record the condition of the property when a tenant moves in. When that tenant leaves, we use the same report to check them out. This way there is no confusion on the condition of the property after a tenant leaves. Our professional Property Managers also conduct periodic ‘drive by’ inspections on your property to make sure that the tenant is taking the best care of your rental investment.

STATEMENTS:

Each month you will receive a detailed statement on your property. The statement will break down the month’s activity showing rent collected, management fees deducted, itemized maintenance, and finally your net dollar amount. Optimus Property Solutions also generates bi-annual year-to-date statements in both June and December to show a big picture view of your property. At the beginning of each tax year, we provide you with the appropriate tax documents to ensure you reap the most tax benefits possible from your investment.
